2. What is your favorite part about the Parade of Homes?
It's always exciting to see the variety of approaches to building and design that the Parade encompasses, but the real highlight for us is conversing with the visitors we get at our home, because it's their interest and appreciation of our industry that bring us together. It is rewarding that such a diverse range of people take the time out of their weekend to see the hard work that we pour into design, construction, energy efficiency, finish work and decoration. It's enlightening—and fun—to learn about what our market likes and doesn't like, what aspects of a home are most valuable to them, and what experiences with their current or previous homes have shaped their plans for the future.
3. How would you describe the home Spanjer has in the parade?
This year’s entry, "The Lucerne," is a 3-bedroom/3-bathroom contemporary Colorado ranch-style plan that showcases a large master bedroom suite and spa-inspired bath. Its space planning and design is great, but the home really stands out because of its luxurious selections, including site-finished walnut floors, custom cabinetry and one-of-a-kind built-ins. Over the years, Spanjer Homes has come to be known for furniture-quality woodworking and fine craftsmanship; this home is no exception. But it also has all the creature comforts you'd expect from a high-end custom home, such as KitchenAid Pro Series appliances, an oversized 3-car garage, 5-star plus energy rating, and it's Smart Home technology-ready. 4. What is your favorite part about the home you have in the parade?
It's hard to pick only one favorite! But for people (like me) who are used to a busy, fast-paced lifestyle, the master bathroom will feel like an oasis. It's spacious yet private, has a sleek free-standing tub, a stylish curbless shower, a two-sink vanity and lots of natural light! We've chosen elegant Moen faucets, Mesquite granite counter top and the clean look of Topcu and Florida Tile. When it's ultimately time to return to reality, the bathroom's functionality is a major plus—it opens directly into couples' closets and provides easy access to the laundry.
5. What advice would you give someone looking to start the process of building a new home? Where is the best place to begin?
This is a common question, and can have a tremendous effect on whether your custom home process is a smooth one. The optimal time to contact a builder is prior to purchasing a lot, and prior to making any firm architectural or design decisions. At this stage, we are available to "walk" any lots you are considering and/or meet to discuss the many pros and cons you may not be aware of that can help you decide which property will provide the best fit and the best value for your needs. Spanjer Homes has been building in Northern Colorado for almost 40 years, which has resulted in a wealth of knowledge about how the attributes and characteristics of a lot—such as its composition, orientation, location, etc.—will influence the home's design and overall budget. Most homeowners have found this type of insight invaluable, and many have been able to use our advice to make small adjustments in the early planning stages of their home that result in dramatically positive results.

The clock appears to be ticking on opportunities to build a new home within the Fort Collins city limits.
Based on the current rate of housing growth, measured against the existing amount of development land in the city, Fort Collins could exhaust its supply of housing lots within 17 years. That's the timeline calculated by Fort Collins city planners in a "Community Buildout Analysis" recently provided to the City Council.
For would-be homebuyers and investors, the news should be a call to action: If you want to build a new single-family home in Fort Collins, you’ll need to get cracking.
According to the city’s report, the latest population estimate for Fort Collins is 155,400—and 169,000 for the larger Fort Collins Growth Management Area (GMA). Officials believe the GMA is large enough to accommodate up to 255,000 people. Consequently, with a population growth rate of 2.371 percent (the average annual growth rate over the past 20 years), Fort Collins could run out of residential development ground by 2032.

The Northern Colorado Home Builders Association (NoCo HBA) honored outstanding participants in the 2014 Parade of Homes by naming winners in nine categories at the reception on September 25th. Spanjer Homes won three awards with its entry, The Homesteader, a contemporary craftsman farmhouse in Timnath’s WildWing subdivision.
Spanjer’s home was recognized with awards for Best Kitchen, Best Overall Home and People’s Choice.

The Home Builders Association of Northern Colorado recently released the results of the 2014 NOCO HBA Parade of Homes, which was held during three weekends in September.

2968 Majestic View Drive wins 2014 Parade of Homes "Best Kitchen", "Best Overall Home" and "People's Choice" Award
The winners were announced on September 25th during the award ceremony at the Fort Collins Marriott. Spanjer Homes was honored to be the recipients of "Best Kitchen", "Best Overall Home" and "People's Choice award" for their home at 2968 Majestic View Drive.
This open floor plan is both the chef and entertainer's dream kitchen! White painted tongue and groove, bead board ceilings lift the room up while the walnut hardwood floors bring gravity into this space. The white painted cabinets, the glass front show cabinets and stainless steel, apron front sink give this kitchen a chic farmhouse appeal. This home has so many great features! From the main floor master suite to the 5 star plus energy rating, it is easy to see why this house was awarded "Best Overall Home". The great room was a popular space with arched doorways, high ceilings, picture windows, and built in fireplace bookcases.
Another space of note is the master bathroom. With a walk in shower with recessed pebble shower base, oversized walk in closet and large two sink vanity, this bathroom has plenty of space to accommodate more than one person getting ready for a busy day. The secluded location of the bathroom and the drop-in soaking tub also offers a peaceful retreat from the day-to-day stresses.
The powder bathroom was a big hit as well. From the herringbone tiled floor to the mercury pendant light, this bathroom showcases the trend in home design. The vertical glass tile backslash is inset into the wall to accent the pedestal sink and oval mirror. Another feature of this bathroom is the Kohler Touchless Flush toilet, which allow a wave of the hand to flush the toilet without leaving germs (or picking them up!).

In the Fort Collins, CO market, closings of new homes slid year-over-year in June, but the percentage decline narrowed from that of May 2014, suggesting that the market may be evening out. There was a 5.7% fall in new home closings from a year earlier. In comparison, new home closings in the same month last year saw a 20.3% decline year-over-year in May.
A total of 1,414 new homes were sold during the 12 months that ended in June, down from 1,422 for the year that ended in May.
As a percentage of overall housing closings, new home closings represented 15.1% of overall housing closings. As a part of the whole, new home closings were 16.0% a year earlier. Closings of new and existing homes stayed level after declining in May year-over-year.
Pricing and Mortgage Trends
The average price of new homes rose year-over-year 2.7% in June to $335,266 per unit. This gain is smaller than the 20.8% lift in May year-over-year.
For newly sold homes, the average mortgage size fell year-over-year in contrast to average price of new homes. In June 2014, there was a 1.2% drop in the average mortgage size on new homes to $276,551. In May 2014, average mortgage size jumped 8.4% from a year earlier.
Other Market Trends
Single-family homes accounted for a greater percentage of new home closings than last year. Single-family home closings grew from 94.3% of new closings in June 2013 to 95.5% of closings in June 2014. Meanwhile, attached units as a percentage of all new home closings slid to 4.5% of closings from 5.7% of closings.
For all new homes sold, the average unit size sank 25.6% year-over-year to 1,895 square feet in June 2014. In May, the average size of new homes sold went from 2,295 square feet a year earlier to 2,464 square feet.
Foreclosures and real estate owned (REO) closings continued to decline from a year earlier in June, but did not appear to be dragging the market. Out of all existing home closings, foreclosures combined with REO closings made up 4.6% of closings, below 8.9% a year earlier. The percentage of existing home closings involving foreclosures went from 3.1% in June 2013 to 2.8% in June 2014 and REO closings as a percentage of existing home closings fell to 1.7% from 5.8% a year earlier.
